Decluttering… Do you really Love it?

Unless you’re Marie Kondo, you probably don’t feel much joy at the thought of decluttering your house.  Decluttering is the act of removing things you don’t need and storing select items where you can find them, and keep them, in the future.  You’ll be amazed at how it will spark joy and improve the quality of living in your home!  

SORT - Have an action plan; life is busy!

• One room at a time, some rooms will take more time than others

• Bins, boxes and bags.  Be prepared… it’s going to get messy

• Start with the obvious; get rid of garbage, broadly categorize and make piles 

PURGE - Go through all the piles from the Sort and ask yourself three simple questions:

• Do I Need this?

• Do I Use this?

• Do I Love this?

REORGANIZE - The process is the reward!

• A place for everything and everything in its place

• Maintenance - set aside 15 minutes at the end of each day to put everything away

• Stay Regular - get in the habit of purging regularly by setting aside 30 minutes every week to toss out trash and recyclables and return things to their assigned place

Real estate staging is the act of preparing a property to list it for sale.  The multi-step process ensures that the property shows at its best, increasing its value to a broader range of potential buyers, and ensuring the best return on your investment.

IT'S NOT PERSONAL - Removing and storing your personal items aims to help potential buyers imagine living in this new space and making it their own. Cut emotional ties by visiting each room and removing as many personal items as possible. This means family photos, diplomas, medication, paperwork, personal collections, etc.  PS: stash the bar, it doesn’t belong on the counter.

GET ORGANIZED - Buyers state that clean, spacious and organized closet and storage spaces are vital; and they will open the doors to look inside!  Remove any unnecessary items, including off-season clothes; remove the amount of clothes stored in the closets by at least half.  Buyers are mentally moving their clothes into your closets; make room so they can imagine their belongings in this house.

KEEP IT CLEAN - Especially for showings (and photos of course), you’ll want to ensure the house is clean and  free of clutter, inside and out.  Clean inside closets and cabinets, under the sink, inside and under appliances, shampoo carpets, clean and repair blinds & draperies, polish mirrors and shine surfaces throughout.

Beyond decluttering, organizing and making a house look good, real estate staging techniques focus on improving a property’s appeal by transforming it into a welcoming, attractive product for sale.  Staging is well worth the effort; it will help your property stand out in today’s competitive market, potentially selling faster, and above asking price.

Baby, It’s Cold Outside!

A few weeks into January and we’re fully immersed in the annual deep freeze. If you’ve decided to list your house for sale, you’ll want to make sure you don’t leave potential buyers out in the cold. Here are a few tips to help you ensure the house and property are safe, warm and welcoming to visitors who are braving the cold to tour the property in hope of finding their next dream home. 

Room Temperature - Keeping in mind that personal preferences vary, on average, people keep their homes at a comfortable temperature between 20-24 degrees Celsius. Don’t forget to adjust the temperature in the basement where it may naturally be a bit cooler. 

Driveways, Stairs and Walkways - Ensure outside surfaces like driveways, walkways, decks, porches and stairs are shoveled free of snow and ice. Having a bag of rock salt by the front entrance to your home or garage keeps it handy for de-icing as needed. 

Snow & Icicles - Fluctuating temperatures can lead to snow melting and freezing as it drips from the rooftop. Keeping a watchful eye above all entrance points to your property allows you the opportunity to break off any potentially dangerous icicles from above the doors. 

Front Entrance - Purging closets to make space for visitors’ coats and boots at the front entrance is a welcoming gesture for potential buyers. During the pandemic, it’s also a good idea to have hand sanitizer available for use by visitors and guests.
